This project created 5 new affordable houses, 3 two bedroom three storey houses and two, 2 bedroom houses on a derelict garage site in Lincoln.  These houses are among the first new council owned houses that the City of Lincoln Council has built in the last 30 years and represent a significant milestone for the council.

The houses were designed and constructed to meet code of sustainable homes level 4 which was achieved primarily through high levels of insulation and low levels of fabric heat loss.  Saunders Boston worked closely with the main contractor (Lindum Group) and the Code / SAP assessor to develop the most economical and practical solution to meet code level 4. 

On completion of the houses City of Lincoln Council leader Ric Metcalf said of the project. “We are pleased residents at Stapleford Avenue will benefit from the eco-friendly qualities of these properties – saving the environment and saving money on their energy bills.”

As with all garage sites, this project included challenges around access, overlooking and overshadowing of adjacent houses and gardens.  Some of the surrounding houses were owned by the local authority, but many had been sold through right to buy which resulted in a mix of neighbours all with competing desires which needed to be addressed by careful liaison both at the planning stage and throughout the duration of the works.
